Country Club Manor Neighborhood In Rochester, MN

Country Club Manor, known as “The Manor” to the locals, was developed in the 1950s and is considered a northwestern Rochester, Minnesota neighborhood.  This charming, densely populated neighborhood is geographically positioned over, on and below a large hill and is surrounded by larger roadways like West Circle Drive, Manor Park Drive and Highway 14.  Despite the proximity of larger roadways, this neighborhood remains quiet, safe and absent to through traffic. Collectively, it is full of mature trees, well kept homes and yards and is desirably connected by endless amounts of sidewalks for families and outdoor enthusiasts to enjoy. Additionally, it is considered a coveted neighborhood where homes are appropriately appreciating in market value.  Overall, “The Manor” is an attractive area for first-time home buyers, young professionals, families, transient citizens, DIY’ers and has been known to establish life-long residency.  

Real Estate In Country Club Manor Neighborhood

In terms of real estate, Country Club Manor has a wide variety of single-family, 3-4 bedroom homes for everyone.  On the eastern portion of the neighborhood, 1950-1970’s era rambler/ranch style homes with detached garages are appreciated ($230,000-260,000+ price range).  As you go west, you can find 1970-1980 era split-levels and tuck-under garages that hug the hillside ($330,000-450,000+ price range).  Then, at the western most portion of the neighborhood and at the top of the hill, you will find the most modern homes and new construction builds that this neighborhood offers ($450,000-600,000+ price range). Next, on the western and southern outskirts, there are a small variety of homes with larger lots or a few acres of land ($500,000-600,000+ price range).  On the northern side, there are a small variety of townhomes, condos and apartments ($180,000-200,000+ price range).

Businesses

Within Country Club Manor, you will find an abundance of residential homes, but very few businesses.  To many residents, the lack of businesses is a bonus and it helps create a quiet, small-town atmosphere.  With that said, to the north, Kwik Trip (popular upper-midwest convenience store) is ideally located for your bananas, bread, milk and eggs.  Then, to the south, you will find Andy's Liquor Express.  

Local Tip:  Around Halloween, Andy’s Liquor Express at Country Club Manor gives away small pumpkins to customers that purchase from their business.  

Parks

Country Club Manor has 2 primary parks:  Manor Park and Judd Park.  Manor Park is located in the central portion of the neighborhood and at the top of the hill.  In the summer, children enjoy the baseball diamond and the sprawling playpark, but in the winter, the parking lot is transformed into an ice rink for ice skating and hockey.  Then, head down hill to Judd Park.  Judd park is one of Rochester’s most recognizable community sledding hills.  Once you arrive at the park and you climb to the top of the hill with your sled, you can admire the soaring views of the city.  In fact,  the Assisi Heights and the Mayo Clinic can easily be identified.

Restaurants, Bars and Things to Do Near Country Club Manor Neighborhood

As was mentioned earlier, Country Club Manor doesn’t have many businesses; however, just outside of the neighborhood, restaurants are plentiful.  To the east of “The Manor'' on 2nd Street (also known as Manor Drive), you will find the Thesis Beer Project (Brewery) and Beetles Bar & Grill.  Both of these establishments are within walking or bicycling distance from the neighborhood.  However, if you desire more of a variety, grab your car and go just a few miles to the north.  Once you cross Highway 14, you will find a commercialized area of local favorites like Five West Kitchen & Bar, Tap House 2, Rooster's Barn & Grill, Mr. Pizza North, Zen Fusion Hibachi Grill, LTS Brewing, Smoak Restaurant and so much more.  

Other nearby things to do include biking on the Rochester, MN bicycle trails, golfing at the Rochester Country Club or Somerby Golf Club or lifting weights at the Rochester Athletic Club (RAC).  Alternatively, simply cross West Circle Drive and enjoy an afternoon at Cascade Park.  Cascade Park is an budding recreation area that consists of a swimming beach, a natural play area with play equipment and is connected to the popular bicycle/walking paths.  Future development plans include an outdoor amphitheater for smaller musical performances, events and food trucks.  

Best Schools In Country Club Manor Neighborhood

Country Club Manor is home to the  Harriet Bishop Elementary School.  This public school is considered a “neighborhood” school within the Rochester Public School District and educates 450 students from kindergarten through 5th grade.  Currently, Bishop Elementary is in the process of constructing their new school at the same location as their previous 1959 building.  Next, the Rochester Montessori School (Private) is located in the western most portion of the neighborhood and serves pre-k through 8th grade education.  In terms of middle schools and high schools, at this time there is not a public or private middle school or high school within the neighborhood.  Currently, children within “The Manor” are assigned to John Adams Middle School (7 minutes away; 1,125 students in grades 6-8) and John Marshall High School (9 minutes away; 1,730 students in grades 9 - 12.). An alternative option for 9-12 graders would be  Lourdes High School (4 minutes away, Private; Catholic-based).  

Fun Fact:  John Marshall High School is the alma mater of the Minnesota Vikings’ former cornerback, Marcus Sherels.  

Local Tip For Mayo Clinic Employees (current and prospective) and Medical Students:  The Country Club Manor neighborhood is impeccably close to the Mayo Clinic’s “West Lot” employee parking lot and is within biking and scootering distance of Saint Mary’s Hospital (3+ miles).  Alternatively, check out the city bus schedule or walk when you are not in a rush.
